Run through this before every acquisition.

Look up the parcel on the county property appraiser site and note the zoning district and future land use designation.

Confirm the parcel is in the Urban Service Area (USA) — rural parcels may lack public water and sewer.

Check for overlays or special districts (Horizon West, Innovation Way, Lake Pickett, Wekiva Protection Area) that add restrictions.

Verify setbacks, lot coverage, and height limits under Orange County Code §38-1501 before design.

Confirm the parcel is in a municipality (e.g. City of Orlando, Winter Park) — city zoning rules apply instead of county.
